INNOVATIVE SOLUTION PROPOSAL FOR THE REAL ESTATE CRISIS IN EUROPE
Objectives: Our project aims to address the current real estate crisis and shortage of
rental properties in high-immigration areas of Europe. We propose an innovative
approach through the implementation of prefabricated and mobile houses, providing
an affordable and superior alternative to meet market demand. This solution offers
potential cost savings of 20% to 50% compared to traditional construction methods.
Additionally, it presents opportunities for annual profits ranging from 20% to 40% per
unit.
Specifications: Europe is currently facing a severe real estate crisis that affects
various regions and cities across the continent. The increasing demand for housing,
driven by population growth, internal and external migration, as well as rapid
urbanization, has created a significant imbalance between housing supply and
demand.
One of the major challenges of this crisis is the acute shortage of available rental
properties, especially in metropolitan areas and urban centers. As a result, rental
prices have skyrocketed, rendering them unaffordable for a significant portion of the
population, including young professionals and students.
Furthermore, the real estate crisis has been exacerbated by speculative activities
and inadequate allocation of resources for the development of affordable housing.
Consequently, many urban areas are facing a substantial housing deficit, leading to
extensive waiting lists for accommodation. The crisis has also impacted the
property sales market, characterized by soaring prices and formidable obstacles for
prospective buyers, particularly first-time purchasers seeking suitable housing at
reasonable prices.
To effectively address this crisis, we propose the implementation of fully equipped
prefabricated steel houses for habitation. These resilient and durable structures are
designed to withstand diverse environmental conditions and climates. Notably, their
modular nature allows for easy transportation and installation, while incorporating
modern technological features that can be easily controlled through a smartphone
application.

Financial Viability: Production, importation, and installation cost: $30,000 per house
(average price of a conventional house measuring 20 to 40 feet: 45,000 EUR).
Average land price in strategically located areas near city centers: 2,300 square
meters (900,000 to 1,500,000 USD).
30 houses (20 to 40 feet) x $30,000: 900,000 USD.
Costs for lawyers, engineers, project managers, brokers, employees, fees, and other
emergency expenses: 500,000 USD (first year only).
Total project cost: 2,900,000 USD.
Rental Income: 10 houses (20 feet) x 800.00 EUR = 8,000 EUR/month (8,723.64
USD).
10 houses (40 feet) x 1,100.00 EUR = 11,000 EUR/month (11,995 USD).
10 houses (40 feet) x 1,200.00 - 1,500.00 EUR/month (for Airbnb, Booking.com,
temporary students, corporate housing) = 15,000 EUR/month (16,356.82 USD).
Total: 34,000 EUR/month (408,000 EUR/year).

An estimated appreciation of 90% is expected after the completion of construction.
Return on Investment (ROI) in the first year: 105%
Annual ROI in subsequent years: 15.84%
Target Areas:
Dublin: Rental of 1-bedroom apartments between 200 and 500 EUR per week.
Cork: Rental of 1-bedroom apartments between 200 and 450 EUR per week.
London: Rental of 1-bedroom apartments between 350 and 1,000 EUR per week.
Porto: Rental of 1-bedroom apartments between 150 and 300 EUR per week.
Lisbon: Rental of 1-bedroom apartments between 200 and 500 EUR per week.

Market Analysis: We will conduct a comprehensive analysis of the real estate market
in the target areas, identifying regions with high demand and shortage of rental
properties. We will also assess current competitiveness, pricing trends, and market
conditions.
Development of Housing Units: We will work closely with specialized companies and
suppliers, personally overseeing the entire production, shipping, and export process.
Our aim is to ensure modern, functional, and comfortable housing units that optimize
space utilization, feature attractive design, and prioritize privacy, security, and
sustainability.
Strategic Location: We have identified suitable land in the target areas for the
installation of housing units. Preference will be given to locations near universities,
city centers, and tourist areas, catering to both the demand from students and young
professionals, as well as the demand for temporary accommodations for tourists
and local residents.
Business Models: Initially, we will implement two business models for the housing
units:
a) Weekly Rentals: Targeting students, young professionals, and individuals in need
of short-term and long-term accommodations. We will offer competitive prices and
flexible contracts.
b) Tourism: Allocating units for hosting services such as Airbnb, Booking.com,
corporate conferences, among others, to meet the growing demand from tourists for
affordable and unique accommodations.
Marketing and Promotion: We will develop a comprehensive marketing strategy to
promote the housing units, utilizing online and offline channels. Our efforts will be
directed towards students, young professionals, travel agencies, travel groups, and
accommodation booking platforms. We will highlight the benefits of the units,
including space efficiency, privacy, modern amenities, and prime location.
Management and Operations: We will implement an efficient management and
operations system to ensure proper maintenance of the housing units, superior
customer service, and streamlined booking processes. Additionally, we will provide
24/7 support to promptly address any issues or emergencies that may arise.
Financial Analysis: A detailed financial analysis will be conducted, considering the
necessary investments, operating costs, revenue projections, and cash flows. We will
identify the breakeven point and establish clear financial goals, demonstrating the
potential return on investment in the short and long term.
